The Pavilions Shopping Centre, Swords, is one of the largest shopping centres in the country. Working as part of an expert, multi-disciplinary, international team, Stephen Little & Associates, lodged a planning application for Pavilions, Phase 3 in August 2008.
The Phase 3 development comprises a mixed use major town centre scheme of: -
Two firms of architects were engaged in the design of the proposed scheme, with input from other experts on planning, urban design, civil engineering, traffic & transportation, mechanical and electrical engineering, fire safety, energy efficiency, micro-climate and environmental issues.

The Pavilions, Phase 3 will expand the centre to over 100,00 sq m, and it is expected to attract over 15 million visitors annually. The Phase 3 development will significantly enhance the comparison retail offering within Swords Town Centre, helping it to realise its role as a ‘Major Town Centre’.
The development of Phase 3 will result in the sustainable integration of Pavilions as a significant and complementary element of Swords Town Centre. A high degree of permeability will be provided through the creation of a new hierarchy of streets and urban spaces, which link with the wider Town Centre area, including the potential future ‘Metro Quarter / Transport Interchange’ and ‘Cultural Quarter’ which will adjoin Pavilions to the east and west respectively.
A close and positive working relationship has been established with Fingal County Council in the ongoing realisation of the Council vision for Swords as an emerging exciting and sustainable new city.
