Horgan’s Quay is a major development site located on the north shore of the Cork Docklands in Cork City. The site measuring c.6.4 ha represents the largest parcel of land within the North Docks Area.
The site is currently zoned ‘mixed use’, ‘residential’ and ‘public open space’. A number of key development objectives have been identified for the site and include a proposed tall building, a strategic pedestrian route along the quayside, infrastructural improvements and a proposed neighbourhood district.
It is envisaged that the overall landholding has the capacity to provide a significant portion of the planned 1,500 new homes for the area, which will include higher density development and family units. The Horgan’s Quay project shall provide a substantial amount of new commercial floor space and provide for new infrastructural improvement. In addition, this strategic riverfront location ensures that the site will become a quality residential quayside location with excellent public transport and associated recreational facilities. It is envisaged that infrastructural improvements will be rolled out in tandem with the masterplan document.
Our clients have recently prepared a masterplan for the overall landholding in association with O’Mahony Pike Architects and Stephen Little & Associates. The masterplan lands are identified as a major development opportunity for Cork City, offering the opportunity for the development of new urban districts, public open spaces and infrastructural improvements.
The masterplan sets out the context for the delivery of some 540 no. residential units, c, 3720 sq m of commercial floor space and some 1,200 sq m of community space across the first phases of development. The preparation of a planning application for the first phase of the overall masterplan area is currently being prepared.
