The subject lands are located at 30 Whitehall Road, within the south Dublin suburb of Churchtown. Measuring c.0.28ha, the site presently accommodates one habitable dwelling and its attendant grounds.
A protected structure, known as ‘The Pigeon House’ is accommodated within the curtilage of this property. An additional protected structure, known as ‘The Bottle Tower’, adjoins the subject site to the north. Retaining the character and setting of both protected structures represents the biggest challenge to redevelopment of the site.
Stephen Little & Associates were appointed to provide town planning services to achieve development on the lands. Permission was granted by Dun Laoghaire Rathdown County Council for a residential development comprising extensions and alterations to the existing dwelling and the construction of 2 no. detached 4 bed dwellings. This application is currently the subject of a 3rd party appeal to An Bord Pleanála.
