North Drogheda Environs
The North Drogheda Environs Masterplan 2006 was adopted by Louth County Council in 2006 to provide a statutory template for the sustainable mixed use development of three neighbourhoods covering 254 hectares of land to the north of Drogheda Borough Council. The overall Masterplan provides for the development of 7,100 homes, three mixed use neighbourhood centres, schools, 48ha of open space including a Linear Park as well a key supporting transport and service infrastructure, at these lands.
In compliance with a key objective of the Masterplan, the North Drogheda Environs Group (NDEG) was established to provide a unified approach in the implementation of the Masterplan’s objectives, particularly in respect of the delivery of infrastructure.
Stephen Little & Associates was engaged in a number of roles as both agents for the NDEG and individual landowners.
North Drogheda Environs Group
Working as part of an expert, multi-disciplinary team, Stephen Little & Associates, represented the interests of the NDEG at various stages of the preparation of the North Drogheda Environs LAP Masterplan. This process included:
- The co-ordination and lodgement of submissions on the Draft North Drogheda Environs Masterplan 2006.
- Consultation with Louth County Council on the Urban Design Framework of the Masterplan to produce an overall ‘Character Area’ strategy to guide future planning applications.
- The co-ordination, management and submission of a cumulative Environmental Impact Study for the entire Masterplan lands.
- The preparation of the ‘Planning and Development Context’ and ‘Human Beings’ sections of the Environmental Impact Statement which accompanied a Part X application by Louth County Council to An Bord Pleanála for the Port Access North Cross Route.
- Submission of evidence, on behalf of Louth County Council, at the Oral Hearing held by An Bord Pleanála in relation to the Port Access North Cross Route Part X application.
North Drogheda Environs Planning Applications
Stephen Little & Associates co-ordinated, prepared and submitted planning applications, and associated Environmental Impact Statements, on behalf of individual members of the NDEG for development at the Masterplan lands. These planning applications included the following:
- A planning application for 528 homes, a Neighbourhood Centre of 5,888 sq.m and 1.74 ha of public open space on a 16.2 ha site.
- A planning application for 318 homes, open space and all other site development works on a 8.6 ha site.
- A planning application for 437 homes and a crèche on a 14 ha site
- A planning application for 782 homes, 2 crèches and associated public open space on a 24.5ha site.
