Killiney Hill Road

Stephen Little & Associates were approached by a private client to secure planning permission for a luxurious replacement dwelling on Killiney Hill, South County Dublin. 

The area falls within a zone designated in the County Development Plan for no increase in the number of structures.  The planning application therefore focussed on the extremely high quality of the architectural design, and the energy requirements of the new building. 

By comparing the new building with the existing it was possible to demonstrate that the pay back in terms of CO2 emissions, taking into account construction and demolition, would be a relatively short period.  The overall impact of the building was considered to be marginally positive, which together with the neutral visual impact of building in a secluded location rendered the proposal acceptable. 

The client has since constructed and moved into their new home.
