Chapelizod Hill Road

This mixed use development is located on Chapelizod Hill Road between Chapelizod Village and Ballyfermot on a brownfield site of just over 1 hectare.  The development comprises of 127 homes, a crèche and a retail unit. Overall permission was granted Dublin City Council for 117 no. dwellings on the subject lands.

Prior to our involvement, Dublin City Council had refused permission for development on the site and consequently, Woodgreen Property Partnership retained the services of Stephen Little & Associates. 

Our brief was to direct and oversee the design and lodgement of a revised development scheme that sought to overcome the previous reasons of refusal relating to residential amenity issues.  A key task of the design brief was to ensure all residential units fully complied with both Dublin City Council’s ‘Achieving Liveable Sustainable New Apartment Homes for Dublin City Guidelines’ and the DoEHLG 'Sustainable Urban Housing: Design Standards for New Apartments, September 2007'.

Stephen Little & Associates have provided a number of town planning services for the Chaplelizod Hill Road development:

  • Site appraisal and assessment of development potential
  • Co-ordination of a design team
  • Pre-planning consultation with Dublin City Council
  • Part V social and affordable Housing consultation with Dublin City Council
  • Preparation and lodgement of planning application
  • Preparation and lodgement of response to further information request
  • Preparation and submission of a 1st party appeal to An Bord Pleanála
