Swan Dowlings, Naas

Our client sought the redevelopment of a strategically located site in Naas, Co. Kildare. The lands accommodated a public house and surface level car park, adjacent to the architecturally renowned offices of Kildare County Council. The client brief was to gain planning permission for a mixed use development that would contribute to the vibrancy of Naas town centre by providing for a range of retail, residential and commercial uses.

Stephen Little & Associates provided planning advice to the Applicant and served as the Agent throughout the planning process. The appropriate building layout and design for this site has been subject of rigorous assessment by the Planning Authority through extensive pre planning consultation with the design team co-ordinated by Stephen Little & Associates.

The scheme includes 8 retail units, a landmark office building, a restaurant, a public plaza and 48 ancillary residential units in two blocks of development.

Stephen Little & Associates provided a number of town planning services to the client, including:

  • Initial site appraisal and development potential assessment
  • Design team co-ordination
  • Project management
  • Pre planning consultation with Kildare County Council & Naas Town Council
  • Preparation and lodgement of planning application
  • Response to requests for further information
  • Preparation of submissions to An Bord Pleanála.

As a 3rd Party Appeal against the decision was withdrawn, full planning permission has been obtained for the development and construction is due to commence.
