Pavilions Centre, Swords - Planning Permission Granted For Major Expansion
12 months following the lodgment of the planning application, Stephen Little & Associates are pleased to announce that permission has been granted by An Bord Pleanala for a major expansion of the Pavilions Shopping Centre in Swords, Co. Dublin.
The permitted development will see the construction of a mixed use scheme comprising
- 2 new anchor units
- 170 other smaller retail / retail service units (i.e. Including cafes/restaurants, etc)
- 1 Public house
- 2 Creche facilities
- 2 Community rooms
- 1 Radio station
- 1 Medical centre
- c. 15,500 sq m office floor area
- c. 180 Residential units
The final permitted development, which has been designed to accommodate Metro North, is the result of a year long planning process, which involved revisions to the original proposal and an oral hearing.
In making their decision, An Bord Pleanala considered that
Having regard to the following;-
(a) the designation of Swords as the County Town for Fingal;
(b) the zoning objectives and other provisions of the current Fingal County Development Plan, including the objective to prepare a masterplan for the town centre of Swords;
(c) the subsequent preparation of a Masterplan for the area;
(d) the provisions of the Retail Strategy for the Greater Dublin Area 2008-2016; and
(e) the availability of public transport including the proposed Metro North,
it is considered that, subject to compliance with the conditions ..., the proposed development would not seriously injure the visual or residential amenities of the area or of property in the vicinity, would be acceptable in terms of traffic safety and convenience and public safety and would be in accordance with the proper planning and sustainable development of the area.
